We build villas, boutique resorts and commercial spaces across Bali, from flat rice-field plots to clifftop sites that other contractors walk away from. Our own crews handle structure, finishing and pools, so quality never depends on whichever subcontractor turned up that week.

Every build runs on a fixed scope, a real schedule and open-book cost reporting. You'll know what's happening on your site this week, what it cost, and what happens next.

Most build horror stories in Bali aren't about bad builders. They're about nobody managing the build. We act as your representative on the ground: managing contractors, checking quality at every stage, controlling the budget and reporting to you weekly with photos and video.

You stay in your life, in your country, and still know more about your build than most owners who live ten minutes from site.

Our architects design for how Bali actually is: the humidity, the rain, the termites, the sun that fades everything it touches. Beautiful buildings that still look beautiful in year five, not just at the photoshoot.

Because design and construction sit under one roof, what gets drawn is what gets priced, and what gets priced is what gets built. No surprises between the render and reality.

Villa Management

A villa in Bali is only a good investment if it's run well. We handle everything after handover: staffing, maintenance, guest experience, listings and revenue management, with monthly owner reports you can actually read.

Because we built it, we know every pipe and panel in it. Maintenance gets done before things break, not after.

Interior Design

Interior Design

Our interiors team takes projects from concept to fully styled and photo-ready: furniture, joinery, lighting, art and the hundred small decisions in between. Everything sourced through our Bali supplier network, so lead times and budgets stay honest.

For investment properties we design for the guest and the camera, because reviews and photos are what fill a booking calendar.

Permits & Compliance

Permits & Compliance

The fastest way to lose money in Bali is to build something you weren't allowed to build. Once the land and ownership are settled, we handle the building permit (PBG), the SLF certificate of function and every inspection in between, so the build stays legal from groundbreaking to handover.

It's the least glamorous thing we do, and the reason our clients sleep well. Nothing we build gets knocked down, fined or stuck in limbo.
